Hyderabad Real Estate News: Residential Property Registrations 3% Up Year on Year – Insights and Details
The residential marketplace of Hyderabad is made up of four districts. These include Hyderabad, Medchal-Malkajgiri, Rangareddy, and Sangareddy.
According to the latest assessment by Knight Frank India, Hyderabad witnessed a notable rise in residential property registrations during June 2023.
The report indicates a 3% year-on-year (YoY) increase, with a total of 5,566 registrations recorded.
Furthermore, the total value of the registered properties in the same month experienced a 2% YoY growth, reaching an impressive Rs 2,898 crore (Cr).

Knight Frank India’s recent evaluation highlights the positive trajectory of the residential sector in Hyderabad, with rising property registrations reflecting the city’s sustained growth.
In June 2023, property registrations in Hyderabad were largely dominated by properties priced between Rs 25 – 50 lakhs.
They represented the largest share, contributing to 52% of overall registrations. Properties with a price tag less than Rs 25 lakhs composed 18% of the entire registrations.
The percentage of property sales recorded for properties of Rs 1 crore and above was 9% in this period, demonstrating no change compared to the same month in the previous year.

June 2023 Property Statistics Summary:
- The largest portion of properties, specifically those between 1,000-2,000 sq ft, maintained a dominance in the market with a total share of 68%.
- The percentage distribution for properties sized 500 to 1,000 sq ft held steady at 17% in June 2023, exhibiting no change when compared to June 2022.
- Similarly, there was no fluctuation in the percentage share for properties exceeding 2,000 sq ft, holding steady at 11% in June 2023, when compared with the data of June 2022.
The study reveals that on a district basis, Medchal-Malkajgiri district accounted for 46% of residential property sale registrations. Rangareddy district was the next major contributor with 38% of sales registrations.
Meanwhile, Hyderabad district lagged behind, making up only 16% of the total registration in June 2023.
In June 2023, the aggregate average prices of completed residential property transactions marked a year-on-year (YoY) growth of 0.3%.
Of all districts, Hyderabad noted the highest surge in prices, with a 5% YoY increase, indicating an increased transactional volume of high-value residences in the region during this timeframe.
The Medchal-Malkajgiri district also observed a price acceleration of 1% within the course of June 2023.
In the month of June 2023, the real estate market in Hyderabad witnessed a notable surge in transactions, with a particular focus on properties ranging from 1,000 to 2,000 square feet in size.
A significant number of property registrations occurred within the price bracket of Rs 25 to 50 lakhs, indicating a strong demand for affordable housing options.
However, it is worth mentioning that buyers also displayed a keen interest in investing in opulent luxury properties that offered an abundance of high-end facilities and amenities.
Thus, while the majority of sales were concentrated in the affordable range, there was also a noteworthy demand for expansive and luxurious real estate options.
